Residential development at Vaals
Residential Development Vaals is a residential project for a 30-unit housing development on a 7,030 m² site in Vaals, the Netherlands, located at the strategic crossroads of the Netherlands, Germany, and Belgium. Responding to the region's housing demand, the proposal combines affordable living with sustainable design and contextual sensitivity. The architecture adopts a minimalist language of carefully proportioned cubic volumes that follow the site's hilly topography, creating a coherent residential environment with shared courtyards, integrated parking, and flexible, lifetime-proof dwellings. Developed in collaboration with Buro Ramakers, the design balances spatial quality, functionality, and long-term adaptability while responding to the site's unique landscape and cross-border context.
Sustainability is embedded throughout the project, targeting Dutch BENG standards with ambitions toward Label A and Paris Proof performance through passive design, heat pumps, photovoltaic systems, circular water management, and low-carbon material strategies. The project also served as a valuable exploration of value-driven design, integrating CAPEX considerations, lifecycle performance, and the prefabricated Gablok construction system to optimize efficiency, cost, and buildability from the earliest design stages.
